 Whether you are buying, selling or remortgaging residential properties or commercial properties our conveyancing team can ensure that your transaction proceeds as quickly as possible. We are aware that any property move can be stressful for the client and our expertise in this field enables us to ensure that your transactions proceed smoothly. We have the expertise to ensure that if a problem occurs it is overcome.

Landlord and Tenant Matters - Leases

 We deal with all aspects of leasehold property matters, whether it is granting tenancies of residential property or granting or taking leases of business premises.

 If you are considering granting or taking a tenancy of a residential property or a lease of major business premises we are able to advise and complete your transaction as quickly as possible. We appreciate that in all legal matters it is important for all parties that they are completed as quickly as possible. If you are granting an assured shorthold tenancy of a residential property we charge £52.88 inc. VAT for preparing duplicate Tenancy Agreements.

 Wills and Probate

 We are happy to provide you with a service for preparing your Wills and acting on your behalf in respect of obtaining grants of Probate or administration of estates.

 We charge £88.13 inc. VAT for one Will and £164.50 inc. VAT for two (husband and wife's mirror Wills).

 Once the extent of an estate has been calculated and we are informed of the extent and nature of the estate's assets, we can provide details of our charges as to the administration and obtaining grants of Probate to an estate.

 Powers of Attorney

 Quite often due to illness or the necessity to travel abroad you may need to entrust the dealings of your affairs to an Attorney. We will be please to prepare and provide you with the necessary Powers of Attorney to suit your particular situation and need. We charge £76.38 inc. VAT for each Power.

 Deeds of Change of Name

 You may need to provide documentary verification of a surname that you have assumed. This is done by way of a Deed of Change of Name. Our costs for such a Deed are £70.50 inc. VAT.

 Partnership and Business Matters

 If you are considering entering into a partnership or starting a new business we are able to advise, draft Partnership Agreements and ensure that your venture gets off to a good start.

 Financial Advice or Mortgages

 We do not specialise in this type of matter, but during our many years of assisting clients on legal matters we have dealt and formed relationships with firms that specialise in this particular area of work.

 We have found that such firms who have assisted our clients have added value to our own work, and if you are in need of such help or advice we would be pleased to make recommendations of such firms to you.
